If you have ever considered selling on your own, some of this information below may be of help to you.

For some reason  you are considering doing this own your own, so I would like to help prepare you with some information that may get you through this tough time. If you are trying this out because you want to save paying a commission, just remember there is only one commission and the buyer you attract may also be trying to save this, why else would they not be working with a Realtor with all the choices that are available unless they have bad credit and are looking for owner financing.         

Some people think they can't afford the commission because of maybe an upside situation in their homes value. Maybe they had a previous bad experience so they are convinced they can do just as well as a Florida licensed Realtor. This project may be very time consuming as well as very stressful. Be prepared for lots of calls and no show on appointments. Property values continue to drop. There are buyer's out there but they also want to get the best possible price.

You might ask what's in it for you Dennis. Well if you are able to sell you probably will buy another home, which I can help you with. Also, any potential buyers that view your home may have to list and sell their home to buy yours.

Many things should be considered in advance.

  •  How should you price your home?
  • Where do you get the information for comparables?
  • How about the competition, such as new homes or resale's in your neighborhood.
  • What should you do to enhance the condition?
  • What type of sign should you use?
  • How about a seller's property disclosure?
  • How about financing for the buyer.
  • When will you show your home?
  • Where do you advertise your home?
  • Are you on a time frame to get your home sold?
  • Are you prepared to deal directly with a buyer without taking it personal?
  • How do you write a contract or where do you get one from.

Selling a home is not like just selling a car or boat. There are a lot of legal considerations as well. Please consult with a Real Estate attorney.
